Portugal's D8 Digital Nomad Visa has become one of the most powerful drivers of rental and property demand in the Algarve. The West Algarve is emerging as a top destination for remote workers. The D8 visa was introduced in October 2022 and allows non-EU citizens to live and work remotely in Portugal. As of August 2026, the income threshold is 3,680 euros per month. The visa offers two paths: a temporary stay visa valid 12 months, or a long-term residency visa leading to permanent residency after 5 years and citizenship after 10 years. Income requirements in 2026: single applicant 3,680 euros per month, with spouse 5,520 euros, with spouse and one child 6,624 euros. Minimum savings required: 11,040 euros. The West Algarve attracts digital nomads due to lower cost of living, reliable internet, 300 days of sunshine, strong expat community in Lagos and Luz, and Faro Airport 75 minutes away. For investors, D8 holders must spend 183 days per year in Portugal creating demand for medium-term rentals. Lagos prices are 4,449 euros per square metre as of Q1 2026. Properties with home office space command a premium.
